How it works

From city record to your call list by morning.

Every day we load NYC building records from the sources we cover, tie each record to its building and the people behind it, sort it into trade divisions, check for a matching later permit or job filing, and rank it. By 6am every open lead for your trade and borough is in the directory, and your 30 best new ones are in your inbox.

The daily pipeline

Five steps, every morning.

The same run happens every day, for every source, across all five boroughs.

  1. 01

    Load

We read the New York City building records we cover and take everything new or changed since the last run.

  2. 02

    Match

Each record is tied to its building, then to the owner of record, the managing agent from HPD registrations, a mailing address, and a phone where a city filing lists one.

  3. 03

    Keep

Everything still open stays in the directory, however old it is. Everything else stays for 24 months, so you see a building’s recent history at a glance.

  4. 04

    Sort and rank

Each record goes to the trade divisions it means work for, is flagged unworked when no matching later permit or job filing is found at the building, and gets a rank from its deadline, severity, penalty balance, job value and how reachable the owner is.

  5. 05

    Deliver

New records go live in the directory for every seat they belong to, and at 6am each seat’s Morning shortlist brings its 30 best new leads, with no lead emailed to more than 15 subscribers.

Records

We read the city’s records so you don’t have to.

Official New York City building records, refreshed daily, from the city’s building, housing, environmental, transportation, finance and planning agencies.

The directory keeps everything still open plus the last 24 months. How we match, flag and rank records.

Read every morning

  • HPD complaints and violations, orders to repair or vacate, and building registrations with their contacts
  • DOB violations, ECB violations, safety violations and complaints
  • DOB permits and job filings, including sidewalk sheds
  • Facade inspections (FISP), boiler and elevator inspections, and parking structure filings (LL126)
  • Certificates of occupancy and stalled construction sites
  • Property sales, energy benchmarking (LL84), and tax lots with their owners of record

Freshness

Fresh every morning, and it says so.

Every record carries the date the city filed it, and the directory shows when it last updated. Start with what landed since yesterday, while it is fresh.

Using the directory

Directory, shortlist, call sheet, templates.

Directory and exports

Every open lead in your divisions and boroughs, searchable by address, owner or agent, with division and indicator filters, unworked only and sort by rank. Export up to 2,000 rows a day as an Excel report or plain CSV, JSON Lines or Excel, with the owner, managing agent, phone where the city lists one, and the templates. Trial accounts see contacts masked.

Morning shortlist

Your 30 best new leads per seat at 6am, so you know where to start: unworked first, new since your last shortlist next, never a lead you already got or claimed. Weekdays when the data refreshes, or every day if you choose. Each lead links straight to its record, and the rest of your seat is in the directory.

Call sheet

Claim leads for your team, log every call as reached, voicemail, quoted, won or dead with a note and a timestamp, and keep the history. Your wins raise similar leads in your own ranking, and nobody else sees your outcomes.

Outreach templates

An opening line, a follow-up email and a text message for every lead, filled in with the address, the deadline, the penalty and what the city cited. Copy them in one click, in the shortlist, the directory and the call sheet.

Start with tomorrow morning’s update.

Card required. Trial contacts are masked; exports are disabled. Cancel before day 15 to avoid charges.
