The signals

What puts a building in this division.

Each record type below is sorted into Facade & exterior restoration. See the full indicator catalogue.

Facade (FISP) filings

Local Law 11 inspection reports filed as UNSAFE or SWARMP. Under DOB’s facade rules, owners must correct unsafe conditions within 90 days of filing the technical report, unless DOB grants an extension.

Sidewalk sheds

Active shed permits and how many days each shed has been up. A shed that has stood for years often points to facade work that has not been finished.

ECB and DOB violations

Violations for exterior walls, parapets, cornices and other facade conditions, with hearing dates, cure-by dates and open penalties.

DOB safety violations

Late or deficient facade filings in DOB’s safety programs: an owner who still needs the inspection and the repairs it turns up.

Job filings and permits

New facade and exterior projects, and the later filings we use to mark a facade lead handled.

Each lead shows the record and its dates, why it is ranked, the contacts on file, whether we found a matching later filing, and an opening line for the call.

“Unworked” is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor. How it is worked out.

What the records can and cannot tell you

  • A FISP filing records the engineer’s classification on the day it was filed; repairs may already be scheduled.
  • A shed’s age does not say why it is up or who is responsible for the work behind it.
  • Managing agents come from HPD registrations, which cover registered residential buildings only.
  • Every lead is a prospecting opportunity from a public record, not a request from the owner. Check the city’s record by its number before you quote.
