Build your seats

Pick your divisions and boroughs.

A seat is one division in one borough. Every division you pick is covered in every borough you pick, so your total is $149 for the first seat plus $99 for each other division-and-borough pair.

Founding-member prices

A seat bought while founding-member pricing is offered keeps the monthly price you bought it at for 24 months from the day you bought it, as long as its subscription continues without interruption. Seats you add later while the offer is open get their own 24 months from the day you add them. Seats bought after the offer ends, or a subscription restarted after it was cancelled, are billed at the prices then in effect. Subscriber agreement, section 4.

Every seat includes

What you get for the price.

The same for the $149 first seat and every $99 additional seat.

  • Directory accessEvery open lead in the seat’s division and borough, searchable and filterable, with each building’s full record.
  • Morning shortlistYour 30 best new leads by email at 6am New York time, on weekdays by default or every day if you choose, on days the data refreshed.
  • Export allowanceUp to 2,000 rows a day per account, on paid seats. Exports are disabled during the trial.
  • Contact dataThe owner of record, the registered managing agent, a mailing address, and a phone number where the city’s records carry one. Some buildings have none on file; the lead says so.
  • Trial restrictionsOne division in one borough for 14 days, with owner names and contact details masked and exports disabled. Card required.
  • When the trial endsUnless you cancel before day 15, your first seat continues at $149 a month. Add more seats from your account once the subscription starts.

Every open lead in your seat

The whole directory for your division and borough, not a daily allowance: search by address, owner or agent, filter by indicator, deadline and date, show unworked only, sort by rank, and open each building’s full record with every lead and its city record number. New records land every morning.

Morning shortlist

A head start on top of the directory: every day the data refreshes (weekdays by default, or every day), your 30 best new leads land in your inbox at 6am, ranked by deadline, severity, penalty balance, job value and how reachable the owner is. Unworked leads, where no permit or filing shows anyone on the job yet, come first.

Call sheet

Claim leads for your team and log every call as reached, voicemail, quoted, won or dead, with notes and timestamps. Your wins quietly raise similar leads in your own ranking.

Outreach templates

Every lead comes with an opening line for the call, a follow-up email and a text message, filled in with the address, deadline, penalty and what the city cited. One click copies them.

Excel report and plain-data exports

Up to 2,000 rows a day per account: a branded Excel report (dashboard, leads, buildings, contacts and outreach sheets) or plain CSV, JSON Lines, Excel or a zip, with stable, documented columns and your licence id on every row.

Owner and agent

The owner of record with a confidence rating, the HPD managing agent, a mailing address, and a phone number where the city’s records carry one.

Directory and shortlist

Search everything your seat covers.

Search the open records covered by your subscription, rather than relying only on a daily shortlist.

The shortlist is capped at 15 subscribers per lead

Once 15 subscribers have had a lead in their Morning shortlist, it goes in nobody else’s. This does not make the underlying record exclusive: eligible subscribers may also find it in the directory, and the city’s record is public.

When a slot opens again

“Won” and “dead” are outcomes you log on your own call sheet. They are private to your account: other subscribers never see them. A week after you close a lead that way, your shortlist slot is released, so the shortlist may send that lead to another subscriber. It never comes back to you. Complimentary and beta seats never take a slot.

12 divisions

Pick the work you do.

Every city record is sorted into the trades it means work for. A leak can be a plumbing lead and a mold lead; a sale is a general contracting lead.

  • Interior repair, apartment renovation & finishes

HPD plaster, paint, window and door violations, complaints and repair orders.

  • Mold remediation & water intrusion

Leaks, mold and water damage cited by HPD or reported by tenants.

  • Plumbing & gas piping

Leaks, hot water, sprinklers, gas piping filings and plumbing permits.

  • HVAC, boilers, heat & hot water

Boiler defects, heat and hot water complaints, boiler and mechanical permits.

  • Lead paint abatement

Lead-based paint violations and orders that need a certified firm.

  • Facade & exterior restoration

LL11/FISP UNSAFE and SWARMP filings, sidewalk sheds, parapets, lintels and wall violations.

  • Roofing & waterproofing

Roof replacements, roof leaks and waterproofing work.

  • Elevators & conveyances

Failed and late elevator tests, elevator violations and complaints.

  • Parking structures (LL126)

Garage inspections under Local Law 126, including unsafe decks.

  • Structural, concrete & unsafe buildings

Vacate orders, unsafe conditions and stalled construction sites.

  • General contracting, renovation & new owners

Job filings, permits, work without a permit, completed alterations and deed sales.

  • Energy & LL97/LL84 retrofits

Energy benchmarking filings and low grades that point to Local Law 97 upgrades.

What is a seat?

One division (your trade) in one borough. The first seat is Full coverage at $149 a month. Each additional seat is $99 a month and covers one more division-and-borough pair, with the same full coverage: every open lead in it, its own Morning shortlist, the call sheet and export. Two divisions in two boroughs are four seats: $149 + 3 × $99 = $446 a month.

How does the trial work?

You pick a division and a borough, enter a card at secure checkout, and get 14 days of the directory, the Morning shortlist, the call sheet and templates. Owner names and contact details are masked and exports are disabled during the trial. Cancel before day 15 and you are not charged; otherwise Full coverage starts at $149 a month.

How many leads do I get?

Every open lead in your division and borough, searchable in the directory, with new ones added every morning. On top of that, the Morning shortlist emails your 30 best new leads at 6am, weekdays by default or every day if you prefer, so you know where to start.

How many other subscribers are emailed the same lead?

At most 15 get it in their Morning shortlist. The record itself is not exclusive: other eligible subscribers may find it in the directory, and the city’s record is public. A week after a subscriber marks it won or dead on their own call sheet, their slot is released for someone else’s shortlist.

How much can I export?

Up to 2,000 rows a day per account, with every column described above and your company’s licence watermark on each row.

What does “founding member” mean?

Each seat bought while the founding offer is open keeps its price ($149 or $99) for 24 months from the day you bought it, as long as its subscription continues. Seats added later get their own 24 months from the day you add them, if the offer is still open.

Can I change my division or borough later?

Yes, by emailing support. We move a seat at most once every 15 days, counted from when it was set or last moved, so a trial seat stays on its division and borough for the whole 14-day trial. To cover more at once, add a borough or a division from your account.
