The signals

What puts a building in this division.

Each record type below is sorted into Mold remediation & water intrusion. A leak is often a plumbing lead too. See the full indicator catalogue.

HPD mold violations

Housing code violations for mold, with the apartment, the location in the apartment and the date the condition must be corrected by.

HPD leak violations

Water leaks and the damage they leave behind: wet ceilings, stained walls, damaged plaster.

HPD complaints

Tenant complaints about mold, leaks and water damage, often filed before an inspector visits.

Roof and waterproofing records

Records that name a roof or waterproofing problem, which often sit behind repeat leaks in the top-floor apartments.

Sample lead

One lead in this division.

Each lead shows the condition, the apartment and the correct-by date, the other leaks and mold on file at the building, the contacts on file, and an opening line for the call.

“Unworked” is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor. How it is worked out.

What the records can and cannot tell you

  • A mold violation does not say how large the affected area is, which decides who may do the work.
  • The record names the condition, not its source; the leak behind it may be plumbing, roofing or facade work.
  • Managing agents come from HPD registrations, which cover registered residential buildings only.
  • Every lead is a prospecting opportunity from a public record, not a request from the owner. Check the city’s record by its number before you quote.

Who can do the mold work?

In New York City, larger mold jobs in buildings with ten or more apartments go to a mold assessor and a remediation contractor licensed by New York State. Check what applies to each job before you quote.

Is a leak a plumbing lead or a mold lead?

Often both. A record that names a water leak is sorted into both divisions, so a mold seat and a plumbing seat both see it.

Which contact details do I get?

The owner of record with a confidence rating, the registered managing agent where there is one, a mailing address, and a phone number where the city’s records carry one. Some buildings have none on file; the lead says so.

Does a lead mean the owner wants bids?

No. Each lead is a public city record that points to work, not a request for quotes. The owner may already have a contractor; check the city’s record by its number before you quote.
