The signals

What puts a building in this division.

Each record type below is sorted into Interior repair, apartment renovation & finishes. See the full indicator catalogue.

HPD violations

Housing Maintenance Code violations for broken plaster, peeling paint, damaged floors, windows and doors, classed A, B or C, each with the date it must be corrected by.

HPD complaints

HPD repair orders

Orders HPD issues when an owner has not made a required repair, including work under its emergency repair program.

Sample lead

One lead in this division.

Each lead shows the condition and the apartment, the correct-by date, how many other open violations the building carries, the contacts on file, and an opening line for the call.

“Unworked” is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor. How it is worked out.

What the records can and cannot tell you

  • A violation describes the condition the inspector saw; the work it takes can be smaller or larger once you are inside.
  • Many interior violations are fixed by the owner’s own staff and never show up as a permit.
  • Managing agents come from HPD registrations, which cover registered residential buildings only.
  • Every lead is a prospecting opportunity from a public record, not a request from the owner. Check the city’s record by its number before you quote.

How long does an owner have to fix an HPD violation?

HPD gives owners 90 days to correct class A violations, 30 days for class B and 24 hours for most class C. The lead shows the date in the record.

Why do complaints count as leads?

A tenant complaint can be the earliest sign of a repair, before an inspector writes a violation. Complaints are labelled as complaints, so you can filter them out.

Which contact details do I get?

The owner of record with a confidence rating, the registered managing agent where there is one, a mailing address, and a phone number where the city’s records carry one. Some buildings have none on file; the lead says so.

Does a lead mean the owner wants bids?

No. Each lead is a public city record that points to work, not a request for quotes. The owner may already have a contractor; check the city’s record by its number before you quote.
