Sample lead

One lead in this division.

Each lead shows the building’s size, its score and energy use, the heating plant records on file, the contacts on file, and an opening line for the call.

“Unworked” is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor. How it is worked out.

What the records can and cannot tell you

  • Benchmarking reports what the building used, not why; the cause can be the equipment, the envelope or how the building is run.
  • A low score is a reason to call, not a measure of the building’s Local Law 97 penalty.
  • Filings are yearly, so a building that has already upgraded can show an older, lower score.
  • Every lead is a prospecting opportunity from a public record, not a request from the owner. Check the city’s record by its number before you quote.

Which buildings file energy benchmarking?

Under Local Law 84, most buildings over 25,000 square feet report their energy and water use every year.

What does Local Law 97 have to do with it?

Local Law 97 sets carbon emissions limits for most buildings over 25,000 square feet, starting in 2024 and getting stricter in 2030. High energy use and a low score point to the owners most likely to need upgrades.

Which contact details do I get?

The owner of record with a confidence rating, the registered managing agent where there is one, a mailing address, and a phone number where the city’s records carry one. Some buildings have none on file; the lead says so.

Does a lead mean the owner wants bids?

No. Each lead is a public city record that points to work, not a request for quotes. The owner may already have a contractor; check the city’s record by its number before you quote.
