Sample lead

Would this help you decide whom to contact tomorrow?

This is what one lead looks like in the directory and in the morning shortlist. It is an illustrative example: the building, names and numbers are made up. Real leads come from New York City’s building records.

What “unworked” means

A lead is flagged unworked when the record is still open and we found no matching later permit or job filing at the building for the same work. When we find one, the lead shows it, so you can see it before deciding whether to pursue the opportunity.

“Unworked” is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor.

Every lead is a prospecting opportunity drawn from a public record, not a request from an owner. Check the city’s record by its number before you quote. Browse a free sample of real records (contacts masked).

How it works

Find relevant building signals sooner.

Reach owners with a timely, specific reason to talk: a record the city just published, with its deadline, the money involved and the people behind the building.

  1. 01

    The city records it.

An inspector writes a violation, a tenant files a complaint, an engineer files a facade report, a permit is issued or a sale records.

  2. 02

    We load and sort it.

NYC building records from the sources we cover, refreshed daily: each one matched to its building, the owner of record and the managing agent, sorted into trades, checked for matching later filings and ranked.

  3. 03

    You decide whom to contact.

Search every open lead in your seats, start from your 6am shortlist, claim leads on your call sheet, open with the ready-made line and log each outcome.

The directory and the morning shortlist

Search it like you bid it.

Search every open lead in your seats by address, owner or agent; filter by indicator, deadline and date; show unworked only; sort by rank; save searches; and export up to 2,000 rows a day. Every weekday at 6am (or every day, if you choose), your 30 best new leads arrive by email.

What is different

More than a daily list.

The shortlist is a starting point. Your seat is the whole set of open records it covers.

Search everything in your coverage

Search the open records covered by your subscription, rather than relying only on a daily shortlist.

See matching later filings

Each lead shows whether we found a later permit or job filing for the same work, and which one, before you decide whether to pursue it.

Contacts where the records have them

The owner of record with a confidence rating, the registered managing agent, a mailing address, and a phone number where the city’s records carry one. Missing details are shown as missing.

A specific reason to talk

An opening line, an email and a text for every lead, written from the record: the address, what the city cited, the deadline and the money involved.

What does the trial include?

14 days of one division in one borough: every open lead in the directory, the Morning shortlist, the call sheet and the templates. During the trial, owner names and contact details are masked and exports are disabled. A card is required; cancel before day 15 and you are not charged. After that, your first seat is $149 a month.

How fresh is the data?

We load New York City building records every day. A record the city publishes today is usually in the directory the next morning, in time for that morning’s 6am shortlist. Every page shows when the directory was last updated.

What does “unworked” mean?

The record is still open, and we found no matching later permit or job filing at the building for the same work. It is a record-matching signal, not confirmation that the owner is seeking bids or has not hired a contractor.

How many other contractors get the same lead?

Morning shortlist delivery is capped at 15 subscribers per lead. This does not make the underlying record exclusive: eligible subscribers may also find it in the directory, and the city’s record is public. How shortlist slots work.

Can I export leads?

Yes, on paid seats: up to 2,000 rows a day per account, with the lead, building, owner, agent and outreach columns. Exports are disabled during the trial.

Which boroughs are covered?

All five: Manhattan, Brooklyn, Queens, the Bronx and Staten Island. Each seat covers one division in one borough.
